Preventative
Maintenance done twice yearly will include:
Thermostat: Checking thermostat for faulty wiring,
leveling and ensure working order on highest setting.
Indoor
Units: Check supply voltage, clean or
change filters, clean out blower wheel and blower compartment, check motor
amperage and air temperature.
Belt
Drive Blowers: Check all wiring in
blower compartment for loose connections or bad insulation, remove blower belt
and check for wear, check pulley and drive alignment, check pulley and drive
set screws for tightness, check motor bracket for tightness, check blower for
free operation, lubricate blower and motor bearings, pull belt back on blower
and drive pulleys. Check belt tension
slippage.
Direct
Drive Blowers: Check all wiring in blower
cabinet for loose connections and bad insulation, check motor bearings, check
for free blower operation, check blower set screws for tightness and lubricate
all motor bearings unless they are sealed.
Indoor
Coil: Check and clean indoor coil and
condensate drain. Check static pressures
and proper voltage at the transformer.
Outdoor
Units: Turn off outdoor unit
disconnect, check and clean outdoor coil, oil outdoor coil fan motor, check
voltage on both load and line side of contractor with compressor running, check
all wiring for loose connections, check all wiring for damaged insulation, turn
on outdoor unit disconnect, check reversing valve operation, check amperage
draw on outdoor fan motor and on compressor, visually inspect connecting tubing
and coils for evidence of oil leak and return thermostat to original set point.
Supplemental
Electric Heat: Turn off disconnect,
check all electrical wiring for loose connections and damaged insulation, turn
on unit disconnect, check supply voltage and record, check amp draw as each
heating element comes on, check total amp draw and record and check humidifier.
Parts: Owners will be notified first on any unit,
which requires parts. Any factory
warranties given to parts will be honored.
Preventative Maintenance for all commercial equipment such as ice machines, walk in coolers, freezers, exhaust hoods and other equipment available.
